The Three Types of Chimney Liners — and How Each One Fails
Almost every chimney built since the 1920s has a liner of some kind. There are three main types, each with its own materials, lifespan, and failure modes. Knowing which type you have is the first step in deciding whether your liner needs repair or full replacement. Most homeowners don't know their liner type — that's normal — and a camera-verified inspection is what tells us definitively.
Here are the three liner types we work with and how each one tends to fail. Your chimney almost certainly has one of these. (If it has none — which happens on older or improperly-built chimneys — that's its own situation, addressed at the end of this section.)
Type 1 — Clay Tile Liner (Original Construction)
Clay tile is the original chimney liner material — terracotta rectangular flue tiles stacked vertically inside the chimney, held together by refractory mortar between each tile section. Most chimneys built between 1920 and 1990 in North Carolina have clay tile liners. When clay tile is intact, it works well — it's heat-resistant, dimensionally stable, and typically lasts 50–100+ years when properly maintained and not exposed to severe moisture or chimney fires. When it fails, it fails in one of three ways: cracked tiles (from thermal shock after a chimney fire, or from a foundation shift), deteriorated mortar joints between tiles (which lets heat and combustion gases escape into the masonry behind the liner), or spalling on the tile face (which roughens the flue and accelerates creosote accumulation). Cracked or joint-failed clay tile is not safely usable until repaired.
Type 2 — Stainless Steel Liner (Most Common Reline Material)
Stainless steel liners are the modern relining material — flexible or rigid stainless steel pipe sized to fit inside the existing flue, often wrapped with insulation. They're the default choice when an old clay tile liner has failed beyond repair, when a fireplace is being converted to a wood stove or insert, or when a homeowner is switching from oil heat to gas. A properly-installed stainless steel liner with the right thickness, alloy, and insulation lasts 15–25 years on wood burning use and longer on gas. Stainless steel fails by corrosion (when undersized for the appliance, or when condensate from a gas appliance attacks the alloy), by physical damage during installation (kinked sections from over-aggressive feed), or by inadequate insulation (which creates condensation problems and shortens lifespan). We use 316Ti or better alloy for gas appliances and 316 or 304 for wood-burning use, sized to the appliance manufacturer's specifications.
Type 3 — Cast-in-Place Liner (Insulating Pour System)
Cast-in-place liners are a poured-in-place insulating cementitious material that bonds to the inside of the existing flue, forming a smooth, seamless lining without a metal pipe. They're the premium option for older chimneys where stainless relining isn't a good fit, or where the chimney needs structural reinforcement as well as relining. Cast-in-place liners often last 50+ years with proper installation and maintenance, improve chimney structural integrity, but cost more than steel relining and require specialized equipment to install. They fail by sectional cracking (rare, usually due to foundation movement) or by installation defects caused by inexperienced installers.
What About Chimneys With No Liner At All?
Some older chimneys (especially pre-1920 construction) were built without any liner — the bare brick or stone interior of the chimney served as the flue. Modern code does not allow this configuration on active appliances; an unlined chimney attached to a wood-burning fireplace, wood stove, or gas appliance is considered unsafe by current standards. If your chimney is unlined and you want to use the fireplace or install a heating appliance, we install a stainless steel or cast-in-place liner sized for the intended use. Until that's done, the chimney should not be used.

When Code Requires a New or Different Liner
North Carolina building code (which follows IRC and NFPA 211 standards) requires a properly-sized, properly-rated liner whenever you change the appliance attached to the chimney. The most common situations: converting a wood-burning fireplace to gas logs (requires a liner sized for the BTU rating of the gas log set), installing a wood stove or fireplace insert (requires a liner sized for the insert's outlet, usually 6 inches), upgrading from gas logs to a direct-vent insert (requires a dedicated stainless steel liner), or converting from oil heat to gas (the chimney often needs a smaller, properly-sized liner because gas combustion produces lower-temperature exhaust than oil).
Skipping this step is one of the most common code violations we see during inspections — and the most expensive one to remediate, because it usually means tearing out improperly installed work and starting over. We make sure liner sizing matches your appliance and current code before we install.

How We Diagnose and Repair Chimney Liners
Liner work starts and ends with the chimney camera. You cannot diagnose a liner problem from the outside — every flue is a vertical tube hidden inside masonry, and the only way to actually see what's going on is to lower a camera down it. Repair vs. Reline Recommendation
Not every liner problem requires full relining. Sometimes, targeted repair — replacing a few cracked clay tiles, re-mortaring deteriorated joints, or patching a localized corrosion spot — is the right answer and saves thousands of dollars. Other times, the liner is failed enough that relining is genuinely the only safe option. After the camera inspection, we walk you through what we saw, which liner type you have, what each repair option would address, what each option would cost, and which one we'd recommend if it were our chimney. The recommendation is yours to accept, modify, or reject.
Step 4
Written Quote with Liner Sizing Math
If relining is the right path, the written quote includes the exact liner specification we'd install — diameter, length, alloy or material, insulation type, and the appliance it's sized to. This level of detail matters because the wrong liner spec for your appliance is a code violation and a safety problem; the right spec is documented in the quote so you (and any home inspector or insurance adjuster) can verify it later. Liner pricing depends entirely on what the camera shows — the type of liner you have, the failure mode, the chimney height, and the appliance the liner needs to support. Liner diameter — sized to the appliance; larger fireplaces and certain wood stoves require larger-diameter liners.

Frequently Asked Questions About Chimney Liner & Flue Repair
Do I need a new liner, or can my existing one be repaired?
It depends on which liner type you have and how it failed. Clay tile liners with a few cracked tiles near the top or with deteriorated joints between sections can sometimes be repaired in place. Clay tile liners with cracked tiles deeper in the flue, multiple failure points, or evidence of post-fire thermal damage usually need to be relined with stainless steel. Existing stainless steel liners are almost never repaired — they're either fine or replaced. The camera inspection determines the answer; we won't push relining when targeted repair will actually solve the problem.
What's the difference between a clay tile and a stainless steel liner?
Clay tile is the original construction material — terracotta sections stacked inside the chimney during the original build, held with refractory mortar. Stainless steel is a flexible or rigid pipe that gets installed inside the existing flue, usually as a replacement when the clay tile fails. Clay tile is heat-tolerant and long-lasting when intact, but vulnerable to thermal shock from chimney fires. Stainless steel is more flexible (literally and figuratively) — it can be sized to any appliance, requires less work to install in an existing chimney, and has well-defined lifespans by alloy grade. Most relining work we do is clay-tile-to-stainless-steel because the original liner failed.
How long does a stainless steel liner last?
Stainless steel liners commonly last 15–30 years, depending on liner grade, fuel type, moisture, and creosote exposure, and maintenance. 304 or 316 stainless on a wood-burning fireplace, properly insulated, sits at the lower end of that range. 316Ti (titanium-stabilized) stainless steel on a gas appliance often hits the upper end — gas exhaust is less abrasive than wood smoke, but more chemically aggressive (condensate). The biggest predictors of liner lifespan are correct sizing for the appliance, proper insulation per code, and proper installation (no kinks, no over-stretching). Cheaper alloys or lighter-gauge material installed by lower-quality vendors can fail in 5–10 years.
Is a chimney liner required by code in North Carolina?
Yes, for active appliances. NC residential code (which references IRC and NFPA 211) requires every chimney attached to a wood-burning fireplace, wood stove, fireplace insert, gas log set, gas insert, oil furnace, or wood furnace to have a properly-sized, properly-rated liner. Unlined chimneys can exist on inactive or decorative-only chimneys but cannot legally support an active appliance. If you're converting from wood to gas or installing any new appliance, code requires the liner to match the new appliance — this is the most-frequently-skipped step in DIY appliance installs.
I'm converting from wood-burning to gas logs. Do I really need a new liner?
Usually yes. Gas logs produce a different exhaust profile than wood — lower temperature, higher moisture content, sometimes more chemically aggressive, depending on fuel — and the original liner sized for wood-burning is typically wrong for gas. Skipping the reline is a common code violation and can cause condensation problems that damage the masonry behind the liner. The required liner is usually a smaller-diameter stainless steel liner sized to the gas log set's BTU rating. Cost is typically modest compared to a full reline. Can a regular chimney inspection find liner problems?
Only sort of — and this is why Level 2 inspections (which include camera scope) are different from Level 1 inspections (visual only). A Level 1 inspection looks at what's visible from the firebox and chimney top. A Level 2 inspection adds camera scoping of the entire flue length, which is the only reliable way to find cracked clay tiles, joint deterioration, kinks in stainless steel, or unlined sections. If your chimney has had a chimney fire, you've changed appliances, or there's a real estate transaction in progress, a Level 2 inspection (with the camera) is what you actually need — not just a Level 1.
Is it safe to use my fireplace if my liner has issues?
Usually, no — and usually depends on the specific issue. A small crack near the top of the flue might be lower risk than a major crack deep in the system; deteriorated joints between tiles can be incrementally worse than a single hairline crack. The honest answer is that without seeing the actual condition on camera, we can't tell you it's safe to use. After we run the camera, we tell you definitively: safe to use as-is, to use with limitations until repair, or do not use until liner is corrected. We won't sign off on a chimney we wouldn't burn in ourselves.
What is a Level 2 inspection?
Level 2 is a formal industry inspection standard (defined by NFPA 211) that's more thorough than a routine annual cleaning visit. It includes camera scoping of the full flue length, evaluation of the liner condition, evaluation of clearances to combustibles, and a written report. Level 2 is required after a chimney fire, before any appliance change (wood-to-gas conversion, new stove install), and for most real-estate transactions.
Does insurance cover chimney liner replacement?
It depends on the cause. Liner damage from a sudden event — chimney fire, lightning, vehicle impact — is usually covered by homeowner's insurance, and we provide post-fire camera-inspection reports formatted to support insurance claims. Liner deterioration from gradual age, normal wear, or improper original installation is typically not covered (treated as maintenance). For chimney fires specifically, document everything: the fire department report (if you called them), the dispatch record, and our post-fire camera-inspection findings. Insurance claims are easier when the documentation chain is clean.
