Perfect Chimney Cleaning's day-to-day work is primarily residential, but we regularly take on commercial chimney projects when the scope fits — multi-family residential (HOAs, condos, apartments), hospitality and lodging (hotels, B&Bs, lodges), and commercial buildings with working or decorative fireplaces.

Property Types We Serve

Three categories cover most of the commercial work we do. Each is scoped through a walkthrough rather than a contract template — what the property needs is what we propose.

Multi-Family Residential (HOAs, Condos, Apartments)

HOAs with townhomes that each have a chimney, condo associations with stacked units, apartment communities with select wood-burning units. Service is coordinated through the property manager or HOA management company, scheduled to minimize tenant or owner disruption, and documented at the unit level with a roll-up summary suitable for board review. Most multi-family work is annual sweep-and-inspection visits across the units, with repair work flagged for board approval before it proceeds.

Hospitality & Lodging (Hotels, B&Bs, Lodges)

Guest fireplaces are a hospitality amenity that need to be safe and documented. We work off-peak when units are easier to access, document per unit with camera photos, and provide written reports suitable for risk-management and insurance-renewal files.

Commercial Buildings & Restaurants With Fireplaces or Wood Stoves

Office and restaurant fireplaces (decorative or working), retail wood stoves, lobby fireplaces. Annual sweep and inspection on a business schedule, with optional after-hours scheduling for guest-facing spaces.

How Commercial Work Gets Scoped

Three steps from inquiry to scheduled work. The discovery walkthrough is free, and we don't lock you into a contract template before we've seen the property.

Step 1 — Discovery Call (15–20 minutes, no charge)

You call (336) 604-6711 (Triad) or (984) 777-8853 (Triangle) and ask about commercial work, or fill out the inquiry form. A team member returns the call within one business day to understand the property: how many chimneys, what type, what documentation your owners or board require, and whether this is a one-time need or ongoing service.

Step 2 — On-Site Walkthrough (60–120 minutes, no charge)

A CSIA-certified technician visits the property, walks every chimney scheduled into the program, photographs each one, and documents condition. The walkthrough is the foundation of the proposal — we don't quote commercial work without it.

Step 3 — Written Proposal With Pricing (within 5 business days)

You receive a written proposal with per-unit pricing for sweeps and inspections, repair work classified by priority (immediate/next-cycle/monitor), and a recommendation on cadence. If ongoing service makes sense, we structure it as a scheduled annual return rather than a subscription — each visit is booked separately. If you'd prefer a one-time scope, the proposal reflects that.

Documentation Standard

Every commercial visit is documented with camera photos (consistent with our policy across all services — photos, not video). Each unit gets a service record with photos, condition findings, repair recommendations, and a roll-up summary suitable for board presentation or owner review.

Commercial pricing varies by property — we don't publish flat rates because the variables (chimney count, type, access, scope) shift too much from one property to the next. Pricing comes from the walkthrough. Here's how it's structured.

Wisetack Financing

Wisetack financing is available for individual property owners with personal credit who want to spread the cost of larger repair work. Management companies, HOA entities, and other commercial borrowers typically cannot use consumer Wisetack financing — for commercial accounts that want to phase larger work, ask at the proposal stage and we'll discuss what's possible.

    Yes. Multi-family residential is the most common commercial work we take on. Service is coordinated through the property manager or HOA management company, scheduled to minimize tenant or owner disruption, documented per unit, and packaged into a roll-up summary suitable for board review.

  • Do you offer annual maintenance contracts or master service agreements?

    No subscription-style contracts or auto-renewal agreements. We do schedule annual return visits for properties that benefit from a regular cadence — but each visit is booked and invoiced separately. The scoping conversation at the walkthrough identifies what cadence fits your property, and we honor the schedule without locking you into a multi-year commitment. 

  • Can you provide a Certificate of Insurance naming our management company?

    Yes. Standard COIs are issued through our insurance carrier as part of onboarding. Custom COIs naming a property management company, HOA, or owner as additional insured are available on request — typically processed within 1–3 business days through our carrier. 

  • Can you batch multiple properties or units on the same visit?

    Yes — and it's the most efficient way to schedule multi-property work. The walkthrough identifies what can be batched and what needs separate scheduling. Batching multiple units on the same visit lowers the per-unit cost through scheduling efficiency.

  • How does billing work for property managers?

    Standard practice is per-visit invoicing with payment due on receipt. Net-30 invoicing is available on request for established commercial accounts — discussed and confirmed at the proposal stage rather than as a blanket policy. We can also generate per-property invoices when your accounting workflow requires cost allocation across ownership entities. 

  • What's your response time for commercial emergencies?

    Same after-hours response standards as residential — based on availability, typically same-day or within a few hours when conditions allow. Properties that return for annual visits are familiar to our team, which helps with scheduling priority during peak season.

    Yes. Perfect Chimney is CSIA Certified — Chimney Safety Institute of America Certification #12553 — which is the industry standard recognized by NFPA, building inspectors, and most insurance carriers. We carry general liability insurance through Spinnaker Insurance Company and workers' compensation through AM Trust. Documentation is available on request before any work begins. For post-incident restoration projects (post-fire, post-storm, post-vehicle-impact), our project manager David Wright (with 22+ years of restoration experience) coordinates the multi-phase work to ensure consistent quality across the crew.
