What "Universal" Covers and What It Stays Silent About

Wet shingles. A pitch that gives a boot nowhere to grip. Moss thick across one slope. Flashing lifted at one edge. Any single one of those settles the question before a ladder ever comes off the van, and the sentence that follows is short: the top isn't getting walked today. The Stack from Ground Level

Even without the roof, a fair amount of the chimney stays fully visible. From a safe spot at ground level, the technician can see the exposed portion of the stack above the roofline: the masonry face, any cracking or spalling brick, staining that points to water getting in somewhere, and the general lean of the structure. A pair of binoculars closes much of the remaining gap.



Vantage counts for as much as magnification. A full circuit of the house gives four separate looks at the same stack, and a stain or a lean that hides against the sky from one corner stands out plainly from another. Inside the House, the Visit Keeps Going

The firebox, the damper, the smoke chamber, and the section of the flue reachable from below all get a direct look. If the attic gives access to any part of the chimney's run through the structure, that gets checked too: framing clearance, staining, anything suggesting moisture is tracking down from somewhere above. None of it depends on the roof being walked.



The room side takes its own share of the time. Whether the damper seats and swings freely, how the firebox floor and the masonry around it have held up, what the smoke chamber's surface looks like from below. Those checks apply the same way to a walkable roof and an unwalkable one.

What the Camera Reaches, and What Stays Open

A camera doesn't need the roof to see inside the flue. Run along the full length of the passage; it picks up soot patterns that hint at how the appliance has been burning, cracked or shifted liner joints, moisture staining on the interior surface, and anything that found its way in and stayed: nesting material, leaves, a branch that dropped down and never came back out. That view is one of the most complete pieces of information the whole visit produces, and it comes back the same whether the technician spent time on the roof or none at all.



A run that stops partway is information in itself. Something is sitting in the passage, or the passage changes shape at that point, and where the camera stopped gets recorded alongside everything it saw before it did.


What it can't do is turn and look at the outside of the structure it just traveled through. The inside of the flue and the outside of the stack are two separate surfaces, built from different materials and weathered from different directions. A clean read on one settles the question for that surface alone.


So a short list stays open until someone can stand up there and look closely. Whether the cap is seated properly and whether its screen is intact. The condition of the flashing where the chimney meets the roofline. The full surface of the crown, and the seam on the storm collar. The mortar joints in the top few courses of brick, which take the worst of the weather and show wear first. These are specific, physical things a trained eye checks by being close enough to touch them, and from well below with a good pair of binoculars, "probably fine" is the best anyone can offer on any of them.

How the Report Handles the Part Nobody Reached

The report doesn't quietly skip the part that wasn't seen and call the job finished. It notes that section as a limitation, right alongside everything that was checked and photographed. Reading a report like that as confirmation the whole chimney is fine is the mistake worth avoiding. Skim past that note, see photos of a clear flue and a solid firebox, and it's easy to assume nothing was wrong anywhere on the chimney. The upper part of it was never examined at all.



That same note is what keeps the visit resumable. Everything already checked stays on file, so when conditions turn workable again, whether that's a dry stretch of weather, ice melted off, or moss treated and losing its grip, the return trip picks up at the one open item and adds it to what already exists.


A roof that can't be walked safely hasn't failed the inspection. It has set the terms for the day; the report says so in plain language, and the piece left open stays on the list until the roof allows someone up there to close it.

    Often, yes. Asphalt shingles that grip well on a cool morning can soften and lose traction once the sun's been on them for a while, so a visit scheduled earlier or later in the day sometimes yields a different answer on the same roof.

  • Where does the camera go in if the top isn't reached?

    Through the fireplace opening or a cleanout at the bottom, then up the full run of the flue. The interior view is the same either way, so a deferred rooftop visit doesn't change what the camera can show inside.

  • Does it matter whether the chimney runs up an outside wall or through the middle of the house?

    It changes how much of it the ground can show you. A chimney built against an exterior wall stands exposed for its full height, so the masonry well below the roofline is visible from a safe distance in the yard. One that rises through the middle of the house appears only above the roof, and everything under that point is concealed in the structure or reachable from an attic hatch.

  • Is working from the ladder the same as walking the roof?

    No, and the difference is sometimes useful. A ladder set at the eave or against a gable end can put a technician close to a chimney near that edge without any weight on the surface itself.
