What "Universal" Covers and What It Stays Silent About

It uses a word like "extensive" or "significant" without a photo, count, or location attached.


A report can carry a limitation without that alone being a defect. What a recommendation needs to make clear, before it asks for major work, is whether the component it concerns was actually reached.

TIP: Read the recommendation section first, then the findings section, and count how many of the recommendation's claims have a matching finding above them. A recommendation that carries claims no finding supports is the pattern to flag.

Findings with No Place on the Chimney

A finding needs a location as surely as it needs a description. Which flue. Which face of the stack. How far up the run. A report that names a crack and never says where on the chimney it sits leaves you holding a sentence with nowhere to take it, and any work scoped from that sentence is scoped against something nobody can walk over and point at.



The evidence has to land on the same spot the sentence claims. A caption reading "crack in flue liner" attached to a wide shot of the exterior stack confirms that a photo exists, and it confirms nothing beyond that. A photo of soot on a damper is evidence about the damper. One taken from the ground, looking up at the top of the stack, shows the stack, while the inside of the flue stays out of frame. The question that settles it. Ask which flue, how far up, and on which side. A technician who found the thing can say where it is. A finding that nobody can locate on the actual chimney is the one to press on.

A Reline or Rebuild Called Before the Flue Was Scoped

A reline replaces or resurfaces the inside of the flue. A rebuild reconstructs the masonry around it. Both are significant recommendations, and both should follow from what a technician saw inside the flue itself. What shows on the roof, or from the firebox looking up, is a different order of evidence.



Exterior signs, spalling brick, a stained crown, and mortar loss can point toward flue damage, but a camera run down the flue is the evidence that actually confirms it. A reline recommendation built entirely on exterior observations, with no mention of what the camera showed inside the flue, has skipped the one piece of evidence that supports that specific recommendation.


What to ask for: Whether the flue was scoped with a camera, what the camera showed, and where in the flue it was found. A technician who measures the chimney in person should scope the flue on the same visit, and an exterior assessment alone leaves a reline recommendation unsupported.

WARNING: If a report describes a crack or opening into the flue itself, don't operate the fireplace or wood stove while you wait on a second opinion. A second scope can wait; smoke or gas escaping through a breach in the liner can't.

A Finding That Doesn't Match What You Can See

Some findings are hard to square with plain observation. A report calls the flue blocked, but the fireplace draws smoke normally. A report calls a section of masonry unsound, but nothing about it looks or feels different from the rest of the chimney.
